Velcon Group was engaged by Dexus to undertake a complete floor strip-out and make-good refurbishment of a 1,200m² tenancy within the Gateway Building, Sydney.

The existing fit-out was fully demolished to facilitate the make-good works. Following the isolation and safe disconnection of all existing services, demolition commenced and was completed over a six-week period.

Upon completion of the demolition phase, the make-good works commenced. This included the installation of all essential building services, including mechanical, electrical, and fire services infrastructure.

Concurrently, the existing base building amenities were refurbished, incorporating new floor and wall tiling, toilet partitions, fixtures and fittings, ceilings, and upgraded lighting throughout.

A new suspended grid ceiling was installed across the entire floorplate to accommodate new LED lighting and associated services. New carpet tiles were laid throughout the open-plan office areas, and comprehensive painting works were completed.

Refurbishment works were also undertaken within the lift lobby, including the installation of new wall tiles to the lower sections of the lift core walls, complemented by feature timber panelling above. The lift doors and frames were refurbished using an electrostatic painting process, and a new plasterboard ceiling incorporating modern lighting was installed. New ceramic floor tiles were laid to define the transition between the lift lobby and the open-plan floor area.

Additional painting works were completed throughout the lift core, bathroom areas, and service riser doors and frames.

The perimeter curtain wall was upgraded with new internal window sills and the installation of new perimeter roller blinds, enhancing both the functionality and appearance of the tenancy.
