Velcon Group was engaged to deliver multiple bathroom upgrade projects across various levels of the Gateway Building, Sydney, as part of an ongoing asset enhancement program aimed at modernising tenant amenities and improving the overall building experience.

The works involved the complete refurbishment of existing male, female, and accessible amenities across multiple floors within the occupied commercial tower. Each project required careful planning and staged delivery to minimise disruption to building occupants while maintaining safe access and functionality throughout the construction period.

The scope of works included the demolition and removal of existing finishes, fixtures, fittings, partitions, ceilings, and services. Following strip-out, extensive make-good and refurbishment works were undertaken, incorporating new floor and wall tiling, upgraded waterproofing systems, modern toilet partitions, custom vanity units, mirrors, and high-quality fixtures and fittings. New energy-efficient lighting and ceiling systems were installed throughout the amenities, creating bright and contemporary spaces aligned with the building's premium-grade standards.

Mechanical, hydraulic, electrical, and fire services were upgraded and reconfigured to suit the new layouts and ensure compliance with current building regulations and performance requirements. Particular attention was given to the coordination of services within constrained ceiling spaces and live building environments, requiring detailed planning and collaboration with building management and consultants.

Accessibility improvements were incorporated where required, including upgrades to accessible amenities, fixtures, circulation spaces, and compliance elements to meet current standards and enhance usability for all occupants.

Operating within a fully occupied CBD commercial building demanded stringent safety controls, after-hours works, noise management, and close stakeholder coordination. Velcon Group successfully delivered each stage of the program while maintaining operational continuity for tenants and minimising impacts on daily building activities.

The completed bathroom upgrades have significantly enhanced the functionality, appearance, and longevity of the amenities, providing tenants and visitors with modern, high-quality facilities that complement the premium environment of the Gateway Building.
